Four years into its development, Painted Prairie has grown into a thriving community with 2300+ residents and 950+ homes. This diverse neighborhood is becoming its own, looking more and more like an established hometown. Landscaping is maturing, front porches are lining more streets and neighbors are bringing life to every corner. Painted Prairie’s commitment to accessible natural spaces has already resulted in 10 parks including their flagship space, High Prairie Park, a dog park, Prairie Paws Park, and pocket parks throughout the community, strategically spaced to give all residents close access to Colorado’s great outdoors.

Painted Prairie’s 2024 was a pivotal year in this ever-evolving transformation. The northeastern neighborhood is nearing completion with more homes, parks and residents. On the southern edge, luxury apartments have appeared, and another residential area is taking shape. Painted Prairie welcomed a new builder, Pulte Homes, and a returning builder, McStain Neighborhoods. Both builders are bringing exciting floorplans that enhance the new home lineup and provide more options for homebuyers. Pulte Homes offers single-family homes, and McStain features its new townhomes.

Painted Prairie was honored in 2024 to be recognized as Masterplan Community of the Year for a third time this year at the Gold Nugget Awards, the nation’s oldest and most prestigious residential design awards. They also took home awards for Best Landscape Architecture, Best Community Land Plan and Best On-the-boards Site Plan. The 2024 event series featuring movie nights, concerts, an open-air market, seasonal events, the signature Prairie Harvest Fest, and more was bigger and better than ever. That’s a lot to fit into 365 days, and Painted Prairie is just getting started. There’s more to come in 2025 and beyond.

Here’s what’s on the horizon:

EVEN MORE BUILDERS

In 2025, Painted Prairie will welcome two more builders, Toll Brothers and Tri Pointe Homes, making their builder community ten strong. Toll Brothers will focus on Town Center townhome living with brownstones, rowhomes, and tandem town options, and Tri Pointe is bringing single-family builds to Painted Prairie’s newest southern residential area.

PRAIRIE RETREAT PARK

History will come alive at Prairie Retreat Park. Located on the final headgate of the 71-mile High Line Canal, the Park will offer multiple recreational and educational spaces for residents and visitors. It will serve as a gateway to local regional trails, the Cottonwood Grove Picnic Area, and historical points of interest throughout its 35 acres.

PIONEER PARK

Whether it’s Wiffle ball or soccer, Pioneer Park will be the go-to for sports fields, a potential future public school site, and more than 17 acres of room to gather and play. Perfect for family gatherings, picnics and school events, the Park will be located within an easy bike ride or walk off Picadilly Trail.

TOWN CENTER

As infrastructure work continues underground and streets begin to appear above, Painted Prairie’s Town Center is progressing steadily. Toll Brothers’ urban townhomes will make their debut this year on Town Center’s southern edge, taking the next step towards Painted Prairie’s vision of a dynamic dining, entertainment and lifestyle oasis.

WORTH A VISIT

With so much growing and changing here, a visit to Painted Prairie is a worthwhile experience. Eight model homes (more coming in 2025) are open regularly for touring, the parks are a must-see, and come spring, the event season will provide ample opportunities to visit and enjoy. The area around Painted Prairie is changing, too. It’s currently the fastest-growing sector in the Denver Metro, and will soon be home to employers like Amazon, Costco, United Airlines, PepsiCo and more.
